FOR four years, Vani Mehra had a pleasant roommate situation, sharing a large one-bedroom with two others. The two additional bedrooms, including hers, were created from temporary walls sectioning off the living room.

During her time in one of the fabricated bedrooms, her share of the rent ranged from $ 1,250 to $ 1,400 a month.

Outside, on busy Park Avenue South, there was plenty of honking, along with loud sidewalk conversations from patrons gathering near the diner downstairs. Inside, with no closet, Ms. Mehra crammed her clothes into a narrow armoire. “I made a lot of trips to the Salvation Army, cleaning it out,” she said.

Her goal was to own a place. “Renting, especially in a roommate situation, you live lease-to-lease,” said Ms. Mehra, 31, a graduate of the University of Maryland. By last year, having traveled extensively and landed a job that she loved, she was ready for stability.

She wasn’t planning to take immediate action. But she entered her information into an online mortgage calculator and, to her surprise, somebody called to say she was eligible to be connected with an agent experienced with first-time buyers.
